Möbliertes Zimmer am Schottentor

Ich vermiete mein Zimmer ab sofort für diesen Sommer.
Das Zimmer ist verfügbar ab jetzt bis ungefähr zum 18.09., aber es ist wahrscheinlich dass das Auszugsdatum auch nach hinten geschoben werden könnte :)
Kürzere Aufenthalte sind selbstverständlich auch gerne möglich.
Das Zimmer ist relativ großräumig, ungefähr 17 qm, und ist ausgestattet mit einem 140×200cm-Bett, einer Couch, einem eigenen Kühlschrank, einem Schreibtisch mit 2 Stühlen, 2 Zweifach-Kommoden, und einem Kleiderständer.

Die Wohnung hat eine Küche mit allem was man braucht (starker Geschirrspüler, Kaffeemaschine, Wasserkocher, Sandwichmaker, kleiner Backofen, etc.), ein separates Bad mit einer Waschmaschine, ein separatesWC, und ein Abstellraum. Es gibt im Gebäude einen Müllraum, welcher regelmäßig entsorgt wird.

Das Zimmer befindet sich im Hochpartierre, also leicht über dem Erdgeschoss, somit braucht man kaum die Treppen hochlaufen. Einfach für Raucher.
Die Temperatur ist besonders jetzt im Sommer sehr angenehm, da man so gut wie nichts von den heißen Temperaturen in der Wohnung mitkriegt, es ist immer relativ kühl.

Das Zimmer hat sehr hohe Decken, der Boden besteht aus Stäbchenparkett. Trotz der belebten Umgebung ist es sehr ruhig. Die Fenster sind doppelt verglast.

Das Zimmer hat einer der besten, wenn nicht die beste Location in ganz Wien. Die WG befindet sich in einem Studentenviertel direkt hinter der Votivkirche an der Grenze zwischen dem 1. und dem 9. Bezirk. In direkter Nähe finden sich 3 verschiedene Lebensmittelversorger, Cafés, Bars, Parks, alle Arten von Restaurants und Foodspots, Bäckereien, ein Kino, Kleidungsläden, und vieles weiteres.

Die Verbindung ist perfekt. Die U2-Station und Tram-Knotenpunkt Schottentor ist nur 5 Minuten zu Fuß und die Tramstation Schwarzspanierstraße ist direkt an der Straßenecke. Heißt also du hast eine direkte Verbindung zu der U2, zu den Tramlinien D, 1, 37, 38, 40, 41, 42, 43, 44, 71, den Bussen 1A und 40A, sowie den Nachtbussen N25, N38, N41, N43, N60, N66. Auch sehr nah sind 2 Fahrradverleihe von WienMobil.

Die innere Stadt und der Ring sind ebenso in 5 Minuten zu Fuß erreichbar, und die U6 Währinger Straße ist auch schnell zu erreichen mit der Tram. Allgemein ist jede U-Bahn-Linie schnell erreichbar.

Die MedUni Wien ist direkt gegenüber, und die Hauptuni Wien ist in laufbarer Distanz, 5 Minuten. Mit der U2 kommt man auch schnell zur WU und TU.

Im anderen Zimmer lebt gerade der Johann Emilio, er ist Medizinstudent und lebt bereits seit mehreren Jahren in der Wohnung. Er ist gebürtiger Wiener aber auch gleichzeitig Halbdominikaner und spricht damit 3 Sprachen flüssig (Deutsch, Englisch, Spanisch). Er ist auf jeden Fall sozial, sehr entspannt und immer für einen Spaß zu haben.

Die Kaution beträgt eine Monatsmiete (560€).
Für deinen Aufenthalt kann ich gerne Raum im Regal und in den Schubladen schaffen :).

I am renting out my room for the duration of the summer from now onwards.
It's available from as soon as possible up until around 18/09, but its likely that the move-out date can also be pushed back :)
Shorter stays are also possible, of course.
The room is pretty spacious, around 17 qm.
It's equipped completely with a queen-size bed, a couch, an own refrigerator, a large shelf, a desk with 2 chairs, 2 two-drawer chests of drawers, and a coat hanger.

The apartment also has a kitchen with everything you need (a strong dishwasher, coffee machine, kettle, sandwich maker, a small oven, ...), a separate bathroom with a washing machine, a separate toilet room, and also a storage room. There is a room in the building with trash containers which get emptied regularly.

It's located directly slightly above the ground floor, so no need to walk up the stairs every time. Very convenient if youre a smoker, you can exit the apartment in seconds.
The temperature is especially comfortable now in the summer as you will never get a sign from any heatwave or warm temperatures, its always pretty chill.

The room has exceptionally high ceilings and the ground consists of a finger parquet.
Despite the lively location, it is very very calm. And whenever its the case that you nonetheless want to close the windows, they are double glazed and therefore very well isolated.

The room has one of the best, if not the best location in all of Vienna. Located in a student neighborhood right behind the Votivkirche at the border between the 1st and 9th district.
You will in direct proximity find 3 different grocery stores, cafés, bars, parks, all sorts of restaurants and food spots, bakeries, a cinema, clothing stores, and all sorts of more things.

The connection is excellent. The U2 and tram interchange Schottentor station is only 5 minutes away and the Schwarzspanierstraße tram station is located right at the corner of the street. So you will have direct access to the U2, the tram lines D, 1, 37, 38, 40, 41, 42, 43, 44, 71, the buses 1A, 40A, and also the night buses N25, N38, N41, N43, N60, N66. Also very near are two public bike stations from WienMobil.

The inner city and Ring is reachable by foot within 5 minutes, and the U6 Währinger Straße is quickly reachable with the Tram as well.
You'll be pretty much able to access every U-Bahn line pretty quickly. (U1 Karlsplatz, U3 Volkstheater, U4 Schottenring, U6 Währinger Straße).

The MedUni Wien is directly in front of the apartment, and the Uni Wien is in walkable distance, 5 minutes. With the U2 you can also quickly get to the WU and TU.

The other room is currently occupied by Johann Emilio, who is a medicine student and lives in the apartment for multiple years now. He is a native Vienesse but is also half-Dominican and therefore fluent in German, English and Spanish. He's definitely social, easy to get along with, always down for a chat and hanging out.

The deposit is worth one month (560€).
For your stay here, I can free out the space for the clothes and the drawers :).
