Ein großes WG-Zimmer in St. Leonhard wird ab August frei. Das Zimmer ist hell und ruhig, mit einer zentralen Lage und großen Fenstern, die viel Licht hereinlassen.

Das Zimmer bietet:

• 24 m^2 Platz für deine eigene Gestaltung.
• Voll möbliert (Bett inkl. Matratze und Bettkasten, Sofa und Tisch, 2 Regale, Wandschrank, Schreibtisch mit Schreibtischstuhl und Nachttisch) Ablöse nach Besprechung. Es wird etwa 500 € kosten, aber über den Preis kann noch verhandelt werden.
• Zentrale Lage mit guter Anbindung.

Unsere Wohnung ist im ersten Stock gelegen und bietet eine gemütliche Atmosphäre. Wenn du nach einem schönen WG-Zimmer suchst, das gut gelegen ist und viel Licht bietet, dann bist du hier richtig.

We're offering a large room for rent in St. Leonhard, available from August. The room is bright and quiet, with a central location and big windows that let in plenty of natural light.

• The room features:

• 24 m^2 of space for you to make your own
• Fully furnished (bed with mattress and under-bed storage, sofa, 2 shelves, wardrobe, desk, desk chair, bedside table, table, and dressers). Furniture takeover fee to be discussed. It will be around €500 for everything, but the price is negotiable.
• Soundproof walls for a peaceful atmosphere
• Central location with good connections

Our apartment is located on the first floor and has a cozy feel to it. If you're looking for a great room, convenient location with plenty of light, this could be the perfect fit for you.

Zentral und perfekt angebunden! Unsere WG liegt im Herzen von St. Leonhard, nur wenige Gehminuten von den Unis, Apotheken, Supermärkten und anderen Einkaufsmöglichkeiten entfernt. Die
Straßenbahnhaltestellen Lichtenfelsgasse (Linien 1
und 7), Herz-Jesu-Kirche (Linie 3) und Merangasse (Busse Richtung TU) sind leicht erreichbar. Und nachts kann man die vielen Bars und Clubs der Stadt bequem zu Fuß erreichen. Eine ideale Lage für Studenten und Nachtschwärmer!

Centrally located and perfectly connected! Our shared apartment is situated in the heart of St. Leonhard, just a short walk from universities, pharmacies, supermarkets, and other shopping facilities. The tram stops Lichtenfelsgasse (lines 1 and 7), Herz-Jesu-Kirche (line 3), and Merangasse (buses to TU) are easily accessible. And at night, you can conveniently reach the city's many bars and clubs on foot. An ideal location for students and night owls!

Etwas über uns:

Ich bin Andrej, 24 Jahre alt. Ich habe hier mein Masterstudium absolviert und muss aufgrund meiner zukünftigen Arbeitsstelle aus Graz ausziehen. Daher muss ich leider mein sehr beliebtes Zimmer verlassen.

Die zwei anderen Jungs, die in der WG bleiben, sind:

Jakob, 25 Jahre alt, studiert das Masterstudium Geodäsie an der Neuen Technik.

Henry, 21 Jahre alt, holt gerade seine Matura nach und arbeitet nebenbei.

I am Andrej, 24 years old. I completed my master’s degree here and have to move out of Graz due to my future job. Therefore, I unfortunately have to leave my very popular room.

The two other guys who will remain in the shared apartment are:

Jakob, 25 years old, is studying for a master’s degree in Geodesy at the New Technology faculty.

Henry, 21 years old, is currently completing his high school diploma and works part-time.

SONSTIGES

Um sicherzustellen, dass unsere WG immer ordentlich und sauber ist, haben wir einen Putzplan erstellt, den alle einhalten.
Die WG Ablösevereinbarung (70 €) umfasst die anteilige
Übernahme von Waschmaschine, Geschirrspüler und der Kücheneinrichtung.
Die Ablöse für die Möbel in meinem Zimmer erfolgt nach Vereinbarung.

Die monatlichen Kosten setzen sich wiefolgt zusammen:
• Miete 418€
• Strom 31€
• Haushaltsversicherung 5€
• ORF-Gebühr 6€

Insgesammt 460 euro pro Monat.

To keep our shared apartment tidy and clean, we have created a cleaning schedule that everyone follows.
The handover agreement (70 euros) includes the proportional takeover of the washing machine, dishwasher, and kitchen equipment. Furniture fee in my room is negotiable.

The monthly costs are as follows:

• Rent (including utilities): €418
• Electricity: €31
• Household insurance: €5
• ORF fee: €6

The monthly total rent of 460€ is all-inclusive, covering all utilities such as heating, electricity, home contents insurance, and ORFf fee.
