Wir vermieten unsere Wohnung, zur Zwischenmiete, da wir elf Monate im Ausland verbringen werden.
Verfügbarkeit ab Dezember 2025 bis einschließlich Oktober 2026.
Die klassische 2-Zimmer Altbauwohnung hat 72m², liegt im 3. Liftstock, ist nach Westen ausgerichtet, daher hell und freundlich und teilt sich wie folgt auf:
Man betritt über einen geräumigen Vorraum sowohl das Badezimmer mit Dusche, das separate WC, die Küche mit Fenster zum Lichthof und einem Abstellraum. Ebenfalls vom Vorzimmer aus kommt man direkt ins sonnige Wohnzimmer mit ca. 25m². Von hier aus gelangt man ins ebenfalls sehr gemütliche, große (ca. 20m²) Schlafzimmer mit begehbarer Garderobe.
Sie liegt im grünen 18ten Bezirk, mit toller Infrastruktur, fußläufig erreicht man den Währinger Park in 3 Minuten, den Türkenschanzpark in 10min und die U6 Station Währingerstraße in gemütlichen 7min. Alle Geschäfte des täglichen Bedarfs, Restaurants und Bars und auch der beliebte Kutschkermarkt befinden sich in unmittelbarer Nähe.
Das Extra: wir würden die Wohnung mit, hauptsächlich vom Tischler gefertigten Möbeln überlassen und die notwendigen Küchenutensilien(Geschirr, Töpfe, Geräte…) zur Verfügung stellen, d.h. Koffer packen und einziehen!
Da wir diese Wohnung lieben und uns hier sehr wohl fühlen möchten wir sie an nette Leute, vielleicht ein Pärchen, da sie als WG (aufgrund des Durchgangszimmers) nur bedingt geeignet ist, zu den Selbstkosten weitergeben.
Diese belaufen sich derzeit auf:
Miete inkl. Betriebskosten: € 820,-
Für Strom, Heizung, Haushaltsversicherung, etc.: € 240,-

We temporarily rent our apartment, as we will spend 11 month abroad. Availability from December 2025 until end of October 2026.
The classic viennese 2-room-apartment has 72m², is located on the 4th floor with elevator, facing west, therefore bright and friendly and is divided as follows:
A bathroom with shower, the separate toilet, the kitchen with a window to the atrium, and a storage room are all accessed through a roomy anteroom. You enter the sunny, 25-m² living room directly from the anteroom as well. From here, you can access the equally charming, generous (about 20 m²) bedroom with a walk-in wardrobe.
The appartment is located in the green 18th district, with great infrastructure. Within walking distance you can reach the Währinger Park in 3 minutes, the Türkenschanzpark in 10min and the U6 station Währingerstraße in a relaxed 7min.
All stores for daily needs, restaurants and bars, culturall venues (like the WUK or the Volksoper) and also the popular Kutschkermarkt are all close by.
The extra: we would leave the apartment with, mainly carpenter-made, furniture and provide the required kitchen supplies (dishes, pots, gadgets...), so: Pack your bags and move in!
Since we love this apartment and feel very comfortable here we would like to pass it on to nice people, maybe a couple, since it is not really appropriate as a shared apartment, due to the passage room, at cost price.
These currently amount to:
Rent incl. operating costs: € 820,-.
For electricity, heating, household insurance, etc: € 240,-.
Total: € 1060,-
Kaution: € 3000,-
