This roof top apartment is very bright and sunny. It offers wide and open views, both to the Schloss Schönbrunn and towards the Wiener Wald in the other direction. It faces east and west, so you wake up with the morning sun, and in the afternoon and evening you enjoy the sun in the living room and on the terrace. From the terrace you can enjoy the view to the large garden during the summer months. There is air condition in the apartment.

The house also has a small garden for common use of all house owners and tenants. The courtyard also offers some parking slots for bikes. With the elevator you reach the apartment entrance without any steps in between.

In addition, there is a car parking place available in the garage for extra rent (120 EUR monthly). The parking spot is on the ground level without driving down in the basement.

FURNISHING DESCRIPTION

The apartment will be rented fully furnished. The furniture is of a high standard quality and all in very good condition.
The kitchen is a fitted kitchen with modern glass fronts, fully equipped with all you need on a daily basis.

The living room does not only have a leather couch, but also a beautiful stove for cosy evenings. By using the high quality wood stove from Yotul you cannot only enjoy the lovely atmosphere but also spare energy costs of the apartment.

The bedroom has a double bed of walnut and a wardrobe in antique style. In addition, there is large walk-in cabinet with open closets, where you can store all your cloths and garderobe. Next to the bedroom downstairs, there is large bathroom with a pleasant and spacy shower, and a separate toilet.

On the second floor of the apartment there is a bright gallery. From the windows you have a fantastic view to the Wiener Wald (forest around Vienna). From the gallery you enter the second bathroom, equipped with a bath tube, as well as the studio room. This room can be used as an office, a second bed room, or as a luxury guest room. The studio has a table, a back friendly office chair, sufficient book shelfs and a designer couch from Ligne Roset. The couch can be used as such, or transferred into a double bed for your guests.

There is furniture (table and 2 chairs) for the terrace in summer. The terrace is nicely prepared with planting pots.

LOCATION

The apartment is nearby the famous castle “Schönbrunn”, where you can go for extended walks in the nature or a run.

The apartment is in a green area with many large gardens behind the buildings, so the air is fresh and clean. You can easily reach the city centre and the edge of the city for hiking or cycling in the “Wiener Wald”, the forest around Vienna. The city centre you reach by car in a few minutes, and the metro lines U4 (Hietzing) and U3 are nearby. With the bike it is an approx. 20 minutes ride. The VIC can also be easily reached by car or metro.

The apartment is well isolated, the entire house was rebuilt only 10 years ago. The apartment has a pleasant floor heating, where you can regulate the temperature for each zone separately. In addition, there is a beautiful fire place, which makes it not only cosy but also warm if you prefer to heat with wood.

Washing machine and dish washer are included in the rent.

The apartment is a non-smoker apartment.
